Roofing in Alvin
The place that recorded the heaviest one-day rainfall then measured anywhere in the United States, which tells you what a roof here is actually asked to do.
The housing stock
The area was settled in the mid-nineteenth century around cattle ranching, and a settlement grew up along the Santa Fe Railroad. It was first named for Alvin Morgan, a railroad employee and the original resident; when the name Morgan was found to be taken, the town used his first name instead. Alvin incorporated in 1893, the oldest incorporated city in Brazoria County. On 25 July 1979 Tropical Storm Claudette stalled overhead and dropped the heaviest twenty-four-hour rainfall total recorded in the country up to that time.
A compact older core with early-twentieth-century frame housing, post-war neighborhoods, and recent subdivision growth spread thinly across a very large city limit.
Addresses in this part of the coast can fall inside the Texas Department of Insurance designated catastrophe area, where a standard homeowners policy often excludes wind and hail and the cover comes from a separate windstorm policy instead. Wind outnumbers hail in this record, which is why the starter course, the drip edge and the nailing pattern do more for a roof in Alvin than the impact rating printed on the shingle wrapper. Wind damage also does not announce itself from the ground: a creased or unsealed shingle lies flat and looks perfectly normal until the next storm lifts it off.
Neither number describes the thing that ages a roof here fastest, which is simply the climate. Ultraviolet load, daily thermal cycling and humid air moving through the attic will take an asphalt roof to the end of its service life without a single recorded storm passing over it, and the south and west slopes get there first.
