Roofing in Bellaire
The City of Homes: an enclave inside Houston where most of the original post-war stock has been replaced by large new houses with far more complicated roofs.
The housing stock
Bellaire was founded in 1908 by William Wright Baldwin, president of the South End Land Company, on part of William Marsh Rice's ranch, and laid out as a residential town and agricultural trading center. Baldwin said the name meant good air, for the breezes. It incorporated in 1918, which is why Houston annexed around it rather than through it, and adopted a home rule charter in 1949 after the post-war building boom. It was once on a streetcar line.
Post-war one-story houses on a tight grid with a very high rate of replacement by large two- and three-story houses, so two entirely different roof types regularly share a block.

Wind outnumbers hail in this record, which is why the starter course, the drip edge and the nailing pattern do more for a roof in Bellaire than the impact rating printed on the shingle wrapper. Wind damage also does not announce itself from the ground: a creased or unsealed shingle lies flat and looks perfectly normal until the next storm lifts it off.
